From 1st May 2026, all new and existing PRS tenancies in England are Assured Periodic Tenancies, and landlords can no longer rely on Section 21.
This means all possession routes now run through Section 8, using mandatory or discretionary grounds.
This practical, step‑by‑step course is designed to give landlords and agents the confidence to correctly serve Section 8 notices, select the right grounds, gather the required evidence, and complete the new prescribed forms.
Many Landlords tell us that they have never issues a section 8 notice and lack confidence in this area of the business.
The session focuses on real‑world application, including how to avoid invalid notices, how to calculate notice periods, and what happens after service.
This is a hand‑holding, operational session aimed at helping Landlords, in the private rented sector, navigate the new regime safely and lawfully.

- Explore what an Assured Periodic Tenancy is and how it differs from Assured Shorthold Tenancies
- Understand when possession can be sought and which Section 8 grounds apply
- Distinguish between mandatory and discretionary grounds and the evidence required for each
- Correctly complete and serve the new Section 8 notice and associated prescribed forms
- Calculate the correct notice periods for each ground
- Recognise common errors that invalidate notices and how to avoid them
- Understand the next steps after serving notice, including court processes and realistic timelines
