Preparing Registered Providers for the Renters’ Rights Act: What Social Landlords Need to Know Before Implementation

Course Content:

The Renters’ Rights Act (RRA) will fundamentally reshape tenancy management in the social and supported housing sectors once implemented.

Although commencement for Registered Providers has not yet begun, many Residential Providers (RPs) — particularly those delivering supported accommodation — are already preparing for the transition.

This practical half‑day session provides a clear, operational overview of what the RRA will mean for RPs, with a focus on services that currently use Assured Shorthold Tenancies (ASTs) for high‑needs residents.

Delegates will explore how the new framework will affect tenancy creation, management, enforcement and termination, and what steps RPs should take now to ensure a smooth transition.

The session is designed as a hand‑holding, preparation‑focused workshop, helping RPs understand risks, adapt policies, and future‑proof their supported housing models

By the end of the sessions, delegates will be able to:

  • Understand the key elements of the Renters’ Rights Act and its implications for RPs
  • Identify which accommodation types will be affected, including supported housing using ASTs
  • Recognise the likely shift towards Assured Periodic Tenancies and what this means for tenancy management
  • Prepare for the removal of Section 21 and the move to Section 8‑only possession routes
  • Understand how the RRA interacts with support needs, risk management and safeguarding
  • Review and adapt tenancy agreements, policies and procedures ahead of implementation
  • Identify operational risks and compliance gaps in current supported accommodation models
  • Develop a practical action plan to prepare staff, systems and documentation
