Section 21 & 8 Notices served before 1 May 2026
While Section 21 evictions were abolished on 1 May 2026, there are some which were served before this date and an important deadline is approaching.
Friday 31 July 2026 is the latest possible deadline for private landlords to apply to the court for possession orders using any Section 21 or Section 8 notices that were validly served before the Renters’ Rights Act 2025 came into force. (unless the notice expires before this date, in which case the deadline is the expiry of the notice).
If a landlord has not made their claim to the court by the deadline, these notices will usually become invalid.
