When will Section 21 be abolished?

There is currently no confirmed date for the abolition of Section 21.

It will depend on how quickly the Renters’ Rights Bill progresses through Parliament, but many housing experts expect it could happen in early 2026.

This is an entirely new piece of legislation and so must go through the full parliamentary process.

It is essential that landlords keep up to date with the progress of the bill, if you are not already part of a landlord accreditation scheme, landlord association or in touch with a trusted source you are urged to do so ASAP.

 

Can landlords still use a Section 21 notice in 2025?

Landlords can still serve a Section 21 notice to end a tenancy at the moment, as the Renters’ Rights Bill has not yet become law but once the act has commenced Landlords will not be able to issue new Section 21s.

However, for your Section 21 notice to be valid, it’s important to ensure you’ve met all your legal obligations. This includes things like protecting your tenant’s deposit in a government-approved scheme and providing them with a gas safety certificate, among other requirements.
